How is maintenance of my property handled?
We take the maintenance of our properties very seriously. We have a dedicated maintenance coordinator and in house maintenance technicians with over 20 years experience to control both quality and cost. Our coordinator troubleshoots with the residents to prevent unnecessary service calls and provide excellent customer service. Our maintenance technicians are trained on how to make repairs quickly and efficiently, and which materials to use to achieve the best results. If the job is outside our capability then we will outsource the project to one of our approved vendors and supervise their work. With any repair over $500 we get your approval first before proceeding. -
Can I reach you after hours?
We have a dedicated after hours line for our owners and residents. True emergencies are sent to the managers and relevant, approved vendors. All calls and emails will be returned within 24 business hours if not sooner. -
Can you put the money directly into my account?
Yes. We collect rent between the 1st and 5th of each month and pay any invoices due and send to you the balance of funds over the $500 reserve. This is sent via ACH (E check) on or about the 10th of each month and an email is generated notifying you of the payment. Easy! -
Is the $500 retainage every month?
No. The retainage rolls over every month to cover incidental costs that may arise. All incidental costs can be reviewed in the owner statements along with receipts. -
Do I get to see the lease or sign it?
We will provide you with a sample lease with your owner packet. You do not need to sign the lease and it will be available to you at any time to review. -
How do you find me a renter?
Crown utilizes a combination of the newest technology and the tried and true methods that remain a valuable way to secure renters. This includes a combination of Marketing photos, video walkthroughs, property signage, and internet advertising. Through our management software your vacancy will be posted on over 15 major sites (including Zillow, Apartments.com, and Rentable.com) in addition to our own website for full coverage of anyone looking to rent in the area. If they are looking for a rental they will see your property! -
How do you screen tenants?
Every potential renter for Crown Property Management undergoes a thorough screening process completed by our staff with some of the tightest screening criteria in the area. We use a combination of Credit, Criminal, Eviction/Public records, Income verification, and Rental History verification to find you a fully qualified tenant that will be a great fit for your property -
How much will my property rent for?
A rental rate recommendation is provided to Owners at the start of management and is updated at each renewal or tenant turnover. We use several factors to determine the recommended rental rate including size, location, condition, interior finishes, and the current market for competing homes to recommend the rental rate that will provide the highest return while securing a quality tenant with the least amount of vacancy loss. How do you collect rent?
We collect rent from tenants’ primarily through an online portal. We encourage paying through our portal, which ensures timely rent payments beneficial to the tenant, landlord, and our managers. You don’t have to worry about inconveniences or delayed payment from “lost” checks in the mail. -
Why are there negative reviews online?
As Property Managers, we deal with difficult tenants and situations. Tenants who may fall behind on rent or want to get away with not paying rent may want to retaliate. We allow genuine reviews from our tenants, both negative and positive versus deleting the negative ones to get clients to sign up with us.
Research shows that 63% of people are more likely to share negative experiences than positive experiences. Any negative reviews online do not reflect the quality of our service. Many times it is a misunderstanding and we work diligently to contact our tenants leaving negative reviews to resolve the issue. We devote ourselves to prioritizing your financial interests in addition to following the law. Our main obligation is to you as the property owner, and we take our role seriously to protect you and enforce our lease terms.
